What is a home inspection?
A home inspection is a one-time, optional service to home buyers. You pay $200-$500 to a specially trained home inspector (your ReeceNichols agent can recommend a good one) who walks through your new home for 1-3 hours and visually inspects the structure.
At the end, your home inspector provides you with a report that includes a list of any required repairs, safety concerns, structural issues, or other problems with the home.
You can join the inspector during the walk-through—which is a great way for first-time home buyers to learn about the maintenance and repairs their new home will require.
Why is a home inspection important?
You’ll want to know about any potentially expensive problems with a home before you spend the money. That’s why most new home closings are contingent upon the results of the inspection. That way, if there are any major safety concerns for your family, you can ask the seller to fix them—or you can cancel the deal—before finalizing the home purchase.
What is covered in a home inspection?
Every inspector varies in their approach, but a good home inspection usually covers the following:
- Indoor structure
- Outdoor structure
- HVAC system
- Ventilation system
What is not covered in a home inspection?
Ask your home inspector if they cover the following (there may be an additional charge). If not, then you may want to consider finding someone to do a “special” inspection for:
- Hot tubs
- Alarm systems
- Outbuildings (such as a barn or shed)
